πŸ”¨ Auction Clearance Rates

NSW (Sydney)
47%
↓ 5-year low
VIC (Melbourne)
51%
↓ down from 58% last week
QLD (Brisbane)
33%
↓ down from 42% last week
SA (Adelaide)
40%
↓ down from 57% last week
Combined Capitals
47%
↓ First sub-50% since COVID
This is the headline of the week: combined capital clearance rates have fallen below 50% for the first time since the COVID crash of April 2020. Sydney hit a 5-year low at 47%, and Brisbane cratered to 33%. Winter seasonality plays a part β€” volumes are lower β€” but the gap versus last year (which sat at 65%+) tells a bigger story. Buyer hesitation is real, driven by affordability pressure, high rates, and the cloud of negative gearing reform over investor demand. Sellers, take note: realistic pricing is everything right now. 🏘️ Rental Vacancy Rates

Sydney
1.5%
↑ up from 1.3% in Apr
Melbourne
1.6%
↑ up from 1.5% in Apr
Brisbane
0.9%
Ultra-tight ↑ from 0.8%
Perth
0.7%
Ultra-tight ↑ from 0.6%
Adelaide
0.7%
Ultra-tight, unchanged
Darwin
0.3%
Ultra-tight, unchanged
The national vacancy rate held steady at 1.2% in May β€” but don't be fooled by a flat headline. Brisbane at 0.9%, Perth and Adelaide at 0.7%, and Darwin at a mind-bending 0.3% are still deeply landlord-friendly. National rents are up 7.8% year-on-year and the capital city average has crossed $797/week. Brisbane rents jumped 9.1% in a year. Darwin surged 14%. Even with slight seasonal softening in Sydney and Melbourne, this is still one of the tightest rental markets in modern Australian history. Data: SQM Research, May 2026.

πŸ”₯ Hottest Suburbs This Week

Wyalong
NSW β€’ Central West
+49.6% annual growth
Werri Beach
NSW β€’ South Coast
+49.4% annual growth
Kalbarri
WA β€’ Mid-West Coast
+25–40% annual growth
Chidlow
WA β€’ Perth Hills
+20–25% annual growth
Buccan
QLD β€’ Logan–Gold Coast Hinterland
+18–22% annual growth
Two themes here: NSW regional is on fire (Wyalong and Werri Beach are putting in numbers that would make Bondi blush), and Western Australia continues its long run of outperformance from the Perth metro to regional coastal towns like Kalbarri. Buccan in QLD's Logan-Gold Coast hinterland is the quiet achiever β€” overlooked by most, repriced by the market. If you're chasing growth and affordability in the same suburb, that's where regional and outer-metro are winning right now. Source: Smart Property Investment, June 2026.

πŸ’‘ This Week's Property Insight: The Rentvesting Revolution Is Here

One of the fastest-growing property strategies in Australia right now isn't buying where you live β€” it's rentvesting. Instead of stretching to buy in the suburb they actually want to live in, more Australians (especially under-40s) are renting in lifestyle-friendly areas like Bondi, Fitzroy, or South Bank, and buying investment properties in high-growth, affordable markets like Brisbane's Logan corridor, Perth's outer suburbs, or NSW regional towns.

The logic is cold-blooded and it works: rent where you want to live, own where the numbers stack up. With Sydney medians still hovering above $1.2M and Melbourne not far behind, this approach lets buyers get a foothold in the market without locking themselves into suburbs they don't love.

Why this matters for you: If you've been telling yourself "I can't afford to buy in my city," rentvesting might be the play you haven't considered. You can own an income-producing asset in Brisbane, Perth, or regional NSW right now β€” often with better yields and stronger growth than your own backyard. It's not settling. It's strategy. Ask us how to structure it.

πŸ“œ Government & Legislative Updates

🚨 Negative Gearing Abolished for New Established Property Purchases

This is the big one. From 1 July 2027, negative gearing will no longer be available on established residential properties purchased after 7:30pm on 12 May 2026. If you already own a negatively geared property, you're protected β€” you can keep claiming until you sell. New builds remain fully exempt. But anyone who buys an established investment property now will eventually lose the ability to offset rental losses against their income. CBA modelling suggests this could push established property prices down around 3% from where they'd otherwise be.

🏠 First Home Guarantee: Unlimited Places, No Income Caps

From 1 October 2025, the Home Guarantee Scheme became the 5% Deposit Scheme β€” and it now has unlimited places with no income cap. Any Australian who can save a 5% deposit can access government support, with property price caps lifted sharply (Sydney now up to $1.5M). If you're helping a first home buyer in your family, this is a genuinely significant improvement on the previous scheme.

🀝 Help to Buy Shared Equity Scheme Now Live

The federal government's Help to Buy scheme launched in December 2025. Under it, the government co-buys up to 40% of a new home or 30% of an existing home, with buyers needing just a 2% deposit. It's means-tested and capped, but for eligible buyers it's a game-changer β€” effectively a government co-investor reducing both your deposit and your mortgage size.

⏰ Queensland $30,000 First Home Grant Deadline: 30 June 2026

QLD's boosted $30,000 First Home Owner Grant applies to contracts signed between 20 November 2023 and 30 June 2026 β€” that's one week away. If you're buying a new home in Queensland for the first time, this is a hard deadline. Don't miss it.

🌏 Foreign Buyer Ban on Established Dwellings Extended to 2029

The federal government has extended the ban on foreign purchases of established dwellings to 30 June 2029, along with a new $2 billion Local Infrastructure Fund to support housing delivery. The infrastructure fund is aimed at unlocking new supply β€” roads, sewers, water β€” in greenfield areas where development has stalled.
